REVISED CONDITIONS OF APPROVAL <br /> SA-97-0045 <br /> Prologis <br /> Revisions of Approved Actions for Site Approval Application No. SA-97-0045 was approved by the <br /> San Joaquin County Community Development Department on November 9, 2005. The effective date <br /> of approval is November 19, 2005. This approval will expire on May 21, 2007, which is 18 months <br /> from the effective date of approval, unless (1) all Conditions of Approval have been complied with, <br /> (2) all necessary building permits have been secured and remain in force, and (3) all necessary <br /> permits from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kathy Allen, [209] 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. MERGER APPLICATION: Prior to the issuance of building permits, a Merger Application shall be <br /> submitted and approved to merge lots 1 through 8 of the Patterson Pass Business Park (APNs 209- <br /> 420-01 through 08) <br /> c. APPROVED USE: This approval is for three tilt-up concrete structures(labeled buidings 5, 6 & 7)as <br /> shown on the Plan submitted August 13, 1997. Building 5 is to be 84,000 square feet. Building 6 is <br /> to be 92.400 square feet. Building 7 is to be 85,302 square feet. Due to limited parking, the uses <br /> permitted shall be limited to the following uses which require 1 parking space or less for every 1,000 <br /> square feet of floor space: <br /> (1) Agricultural Processing-Preparation Services <br /> (2) Agricultural Warehousing <br /> (3) Construction Services-Light <br /> (4) Equipment Sales and Repair-Farm Machinery, Repair <br /> (5) Personal Storage <br /> (6) Transportation Services <br /> (7) Truck Sales and Services-Cleaning <br /> (8) Truck Sales and Services-Repairs <br /> Revised Conditions of Approval - 1 - SA-97-0045 <br />
