(9) Wholesailing & Distribution-Light <br /> (10)General Industrial-Limited <br /> (11)General Industrial-Intermediate <br /> d. DEVELOPMENT AGREEMENT NO. DA-90-01: Development Agreement No. DA-90-01 applies to <br /> this property. The Development Agreement includes provisions for Kit Fox monitoring, traffic <br /> systems management and solid waste management. <br /> (1) Pre-construction surveys shall be conducted prior to issuance of building permits for building to <br /> locate burrowing owls, kit foxes, and kit fox dens. <br /> (2) A transportation systems management plan and a solid waste plan are required prior to issuance <br /> of any business license. <br /> e. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to initiation of <br /> the use. The Business License may be applied for concurrently with the building permit application. <br /> (Section 7-100 of the County Ordinance Code) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum of 262 parking spaces shall be provided, including accessible spaces. (1 space is <br /> required for every 1,000 feet of building area) (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> g. LOADING: A minimum of 9 loading space(s) shall be provided. Each space shall be a minimum of <br /> 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site <br /> driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as <br /> maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking areas is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Detailed landscape plans shall be submitted with the first submitted building <br /> permit. Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Gateway Boulevard, Commerce Court, Commerce Way and Schulte Court, shall be installed <br /> across the frontage of the project site.
