INTRODUCTION <br /> This Soil Suitability Study presents the results of our investigation concerning the soil strata and <br /> groundwater under the subject property referenced on the Title Page. Our study was completed <br /> to satisfy the requirements of the San Joaquin Environmental Health Department(EHD), <br /> specifically: 1.) To determine if the homesite Parcel (Parcel 3)that is being split-off is acceptable <br /> for the proper operation of a septic system which will function as intended for its anticipated <br /> lifespan, 2.) Test water from on-site domestic well for nitrate and the agrichemical DBCP/EDB, <br /> 3.)Address the on-site wellhead that is in need of repair, and 3.)Provide analysis and recommen- <br /> dations based upon the environmental criteria encountered in this study. Our report is in <br /> compliance with the requirements for a Soil Suitability Study under Development Title Section <br /> 9-1105.2 Item (d) of the San Joaquin County Ordinance Codes. <br /> SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> The property is located southeast of the city of Tracy, south of I I' Street and west of Chrisman <br /> Road. Surrounding property use consists predominately of agricultural production land - <br /> primarily row crops. Surrounding structures consist of newly constructed housing subdivisions, <br /> low density single family housing and residential ranchettes along Schulte Road, a Mausoleum <br /> and commercial businesses near the intersection of Schulte and MacArthur Roads. <br /> The purpose of this project is to create three new parcels from an existing 70 acre parcel. Parcel <br /> 1 is to contain 26.19 acres,parcel 2 is to contain 21.9 acres and parcel 3 is to contain 23.45 acres. <br /> Parcel 1 and parcel 3 are currently planted entirely in beans and there are no buildings on these <br /> two parcels. The acreage that is currently being farmed in Parcels 1, 2 and 3 will eventually be <br /> built-out as tract housing. City of Tracy sewer will serve these subdivisions. Parcel 2 contains <br /> two single family residences, a shop and a two car detached garage with the remaining acreage <br /> also planted in beans. A domestic well directly west of the shop serves domestic water for parcel <br /> 2. The southwest corner of Parcel 3 is to contain Randy Mattos's future residence. This single <br /> family residence is proposed to contain three bedrooms, 2.5 baths, two of which will be full <br /> baths. A new well will be drilled for this parcel. <br /> The subject property is currently zoned Agriculture-Urban Reserve (AU-20). The attached <br /> Tentative Parcel Map illustrates the designations and orientation of the subject Parcels. <br /> The topography of the site has a land declination toward the north-northwest starting at <br /> approximately 20 feet above MSL. Septic system design criteria for slopes does not have to be <br /> considered for Randy Mattos's future residence. Due to the porosity of the on-site soils, stormwater <br /> drainage from parcels 1, 2 and 3 infiltrates into the soil quickly. If sheet flow does occur,runoff goes <br /> into the surrounding cropland. The property is in flood zone 7 according to the Tentative Parcel <br /> Map. Additionally,there is an Westside Irrigation ditch which traverses parcel 2 and parcel 3, <br /> adjacent to Schulte Road. <br /> Page -1- <br /> Chesney Consuftin,g <br />
