5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use will not interfere with or alter the <br /> current land uses on adjacent properties. The parcel will remain zoned R-L (Low Density <br /> Residential). The proposed project will utilize an existing residence. The parcels to the north, <br /> south and east are zoned residentially and contain residences. The parcel to the west is <br /> zoned C-L (Limited Commercial) and contains an existing neighborhood market. As a <br /> condition of approval, any outdoor activities associated with the project will be limited to the <br /> hours of 7 a.m. to 10 p.m. Furthermore, regular exterior maintenance to the residence and <br /> landscaping will be a requirement in the Conditions of Approval to maintain the residential <br /> quality of the use. <br /> San Joaquin County PA-0800122/Ferrell <br /> Community Development Page 5 <br />
