CONDITIONS OF APPROVAL <br /> UP-91-21 <br /> Western Horse & Trailer Club <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the issuance of <br /> any building permits and prior to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective date of the approval unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for the establishment of a church facility in two phases. Phase I is to be <br /> composed of the conversion of an existing structure on the site to an 81-seat sanctuary, <br /> and Phase II is to be composed of the construction of a new 150-seat sanctuary and the <br /> conversion of the Phase I structure to classroom use. <br /> b. The use of the facility shall be limited to daylight hours of operation. Nighttime operations <br /> will only be permitted subject to the installation of parking lot lighting. <br /> C. Parking lot lighting shall be required for nighttime operation and shall meet the following <br /> standards: <br /> (1) The equivalent of one foot-candle of illumination shall be provided throughout the <br /> parking area. <br /> (2) All lighting shall be on a time clock or photo-sensor system. <br /> (3) Any outdoor lighting shall be designed to confine direct rays to the premises, with <br /> no spillover beyond the project site. <br /> d. Landscaping: <br /> (1) A minimum ten-foot-wide planting strip is required along the frontages of Seventh <br /> Street and "D" Street. The strip shall be continuous except where it is crossed <br /> by driveways. This strip shall contain one tree for each 30 feet of frontage. <br /> (A) All plant material within a 15-foot triangle at the intersection of driveways <br /> and streets shall be no more than three feet in height above curb level, <br /> except for trees which are trimmed so that no branches extend lower <br /> than six feet above the curb level (Section 9-3233(h) of the Planning <br /> Title). <br /> Conditions of Approval - 1 (UP-91-21) <br />
