(2) The following landscaping is required in the open parking areas: <br /> (A) A minimum five percent of the area must be landscaped. <br /> (B) One tree is required for each ten parking stalls or portion thereof. <br /> (C) Protective six-inch-high concrete curbs or standard concrete wheel stops <br /> shall be required where landscaped areas abut parking stalls or <br /> driveways. <br /> (3) The required landscaping shall be installed as follows: <br /> (A) Prior to issuance of the Certificate of Occupancy for Phase I, all required <br /> parking lot landscaping and 130 lineal feet of frontage landscaping <br /> measured southward from the northeast corner of the property shall be <br /> installed. <br /> (B) Prior to issuance of the Certificate of Occupancy for Phase II, all <br /> additional required parking lot landscaping and frontage landscaping <br /> from the end of Phase I landscaping to a point 20 feet west of the <br /> westerly driveway shall be installed. <br /> e. Parking requirements: <br /> (1) Twenty-seven parking spaces shall be provided prior to issuance of the Certificate <br /> of Occupancy for Phase I. <br /> (2) A total of 50 parking spaces shall be provided on the site prior to issuance of the <br /> Certificate of Occupancy for Phase Il. <br /> (3) All parking stalls and driveway directions shall be delineated. <br /> (4) All parking spaces, driveways, and maneuvering areas shall be paved and <br /> permanently maintained with concrete or asphalt concrete. Bumper guards shall <br /> be provided where necessary to protect adjacent structures or properties(Section <br /> (9-3704 (a) of the Planning Title). <br /> (5) All parking spaces for both phases shall be consistent with the requirements of <br /> Section 9-3702 of the Planning Title and be shown on the Improvement Plan. <br /> f. Signage shall be limited to one monument-type sign conforming to Section 9-3606 of the <br /> Planning Title. Details of the sign and its location shall be shown on the Improvement <br /> Plan. <br /> g. A trash enclosure shall be provided and designated on the Improvement Plan. The <br /> enclosure shall be designed to accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth side. <br /> Conditions of Approval - 2 - (UP-91-21) <br />
