UP-91-21 OF THE WESTERN HORSE & TRAILER <br /> CLUB (C/O IKE RAI) <br /> ----------------------------------------------------------------- <br /> The Development Service Division has reviewed the above-referenced <br /> application and -will recommend to the Planning Commission that it <br /> be approved, subject to the following Conditions of Approval. <br /> Unless otherwise specified, all Condition of Approval must be <br /> fulfilled prior to the establishment of the use and the issuance of <br /> any building permits. <br /> This approval will expire eighteen (18) months from the date of <br /> approval unless (1) all Conditions of Approval have been complied <br /> with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> Conditions of Approval: <br /> a. This approval is for the establishment of a church <br /> facility in two phases: Phase I to be comprised of the <br /> conversion of an existing structure on the site to an 81- <br /> seat sanctuary and Phase II to be comprised of the <br /> construction of a new 150-seat sanctuary and the <br /> conversion of the Phase I structure to classroom use. <br />
