DEVELOPMENT COMMITTEE MEMORANDUM <br /> UP-91-21 <br /> PAGE THREE <br /> C. Parking requirements: <br /> (1) . Twenty-seven (27) parking spaces shall be provided <br /> prior to issuance of the Certificate of Occupancy <br /> for Phase I . <br /> (2) . A total of fifty (50) parking spaces shall be <br /> provided on the site prior to issuance of the <br /> Certificate of Occupancy for Phase II . <br /> (3) . All parking stalls and driveway directions shall be <br /> delineated. <br /> (4) . All parking spaces, driveways, and maneuvering <br /> areas shall be paved and permanently maintained <br /> with concrete or asphalt concrete. Bumper guards <br /> shall be provided where necessary to protect <br /> adjacent structures or properties. (Section (9-3704 <br /> (a) of the Planning Title) <br /> (5) . All parking spaces for both phases shall be <br /> consistent with the requirements of Section 9-3702 <br /> of the Planning Title and be shown on the <br /> Improvement Plan <br /> d. Signage shall be limited to one monument-type sign <br /> conforming to Section 9-3606 of the Planning Title. <br /> Details of the sign and its location shall be shown on <br /> the Improvement Plan. <br /> e. A trash enclosure shall be provided and designated on <br /> the Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on <br /> three sides with a solid wall and gated on the fourth <br /> side. <br /> f. All improvements shall be shown on the Improvement Plan. <br /> The construction of on-site improvements shall conform to <br /> the approved Site Plan and the Improvement Plan. <br /> g. Parking Lot Lighting: <br /> (1) . The equivalent of one foot candle of illumination <br /> shall be provided throughout the parking area. <br />
