Future development would consist of the <br /> construction of a larger church facility. The following pre- <br /> application comments are intended to inform the applicant of <br /> preliminary considerations on General Plan and zoning consistency, <br /> development requirements, and facility requirements. <br /> General Plan / Zoning Considerations: <br /> The General Plan designation for the site is Agriculture, with an <br /> accompanying zoning of AG-40 (General Agriculture, 40 acre minimum <br /> parcel size) . The proposal appears to be consistent with relevant <br /> General Plan Principles and Objectives, as well as being a <br /> permitted use in the zone subject to an approved Use Permit <br /> Application. <br /> Development Requirements: <br /> Public Roadway: <br /> The proposed use will almost certainly trigger the requirement for <br /> both dedications and improvements along Sixth, Seventh, and D <br /> Streets. The final determination will be made by the Department of <br /> Public Works; as will the width and standards of improvements and <br /> a decision on whether the improvements must be made at this time or <br /> may be deferred. <br /> On-site Improvements: <br /> On-site improvements will likely be comprised of paving for <br /> parking, driving, and maneuvering areas; landscaping along the <br /> property's frontages and within the parking area; a specific number <br /> of parking spaces; and fencing and screening requirements. <br />
