Dedication to result in a twenty-five(25)-foot wide right-of-way from the centerline of Shattuck Tract Road to the <br /> property line shall be required across the frontage of all the parcels. Dedication shall be made by separate <br /> instrument. (Development Title Section 9-1150.5) <br /> 5. The frontage improvements for Shattuck Tract Road shall be constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way local residential street. (Development Title Section 9-1150.2) <br /> 6. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of <br /> building permit application. The fee currently is$193.16 per additional daily trip-end generated in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record.) (Resolutions 00-433) <br /> 7. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable at the time of <br /> building permit application. The fee currently is$780.00 per 1000 gross square foot of building designated as <br /> Commercial/Industrial. The fee is based on the current schedule. (Resolution R-06-38) <br /> 8. Access to the proposed facility shall be provided from Shattuck Tract Road. All access gates shall be provided with <br /> adequate setback from the public road to allow queuing of vehicles at the entrance without blocking the public <br /> roadway. <br /> 9. Street lighting shall be provided at the intersection of Alberg Road and Shattuck Tract Road and at the intersection <br /> of Alberg Road and Lower Sacramento Road. (Development Title Section 9-1150.11) <br /> 10. The applicant shall agree to and shall pay user fees for the utility services from the time improvements are accepted <br /> by the County until the lots are placed on the County tax rolls, or up to an eighteen-month period, as the case may <br /> be. (Subdivision Map Act Section 66493) <br /> 11. The property shall transfer to a zone within CSA 49 prior to approval of the Site Approval to provide for the <br /> operation,maintenance, and improvement of street lighting facilities. A new assessment for the zone shall be <br /> approved by the property owners prior to approval of the Site Approval. The assessment for the new zone shall be <br /> based on the cost for: maintenance, operation, system improvements, and any replacement program of facilities <br /> within CSA 49. The applicant shall pay for the cost to process the transfer and assessment for the new zone. In <br /> addition, the applicant shall pay for the maintenance and operation of the system from the time the facilities are <br /> accepted by the District until the transferred area is placed on the assessment role of the District. (Development <br /> Title Section 9-1100.5) <br /> 12. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 13. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of <br /> verification. <br /> 14.
