The land grades down gently to the southwest. <br /> According to San Joaquin Community Development Department, the Site is zoned I-L, Limited <br /> Industrial. This zoning designation "is intended to provide for light impact manufacturing, <br /> warehousing,wholesaling, construction contracting, and distribution uses" (www.co.san- <br /> joaquin.ca.us, 2007). <br /> �- 1.2 Proposed Development <br /> The proposed development for the subject property is to split one existing parcel of 1.927 acres into <br /> two parcels of 1.218 acres and a designated remainder of.709 acres. <br /> 1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.4 Site Map <br /> A site map is included in the appendix of this report as Plate 1. <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> The subject property is used for an office building and a parking lot. The property is owned by Mr. <br /> Thomas Beard. The eastern portion of the property was used in the past for railroad tracks which <br /> are no longer in use. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1 Existing On-Site Septic Tank Usage <br /> One septic system exists on the site.
