f. LOADING: One loading space shall be provided. Each space shall be a minimum of 25.feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) All off-street parking areas for projects where the parking area is used at night shall be <br /> provided with exterior lighting. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. A minimum ten (10) foot wide landscaped <br /> strip, respecting the ultimate right-of-way width of Shaw Road, shall be installed across the <br /> frontage of the project site. The strip shall be continuous except where crossed by driveways <br /> and walkways. (Development Title Section 9-1020.8) The southern tip of the property that is not <br /> part of the project shall be sectioned off with landscaping as shown on the Site Plan dated <br /> February 4, 2004. <br /> (2) A minimum ten (10)foot wide planting strip shall be required along State Route 99 and along the <br /> on-ramp to State Route 99. (Development Title Section 9-1020.9 <br /> i. SCREENING: All storage materials and related activities, including storage areas for trash, shall <br /> be screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street shall not be stacked higher than two (2) feet above the adjacent screen. <br /> (Development Title Section 9-1022.4[e][2][A]) <br /> j. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Community Development Department for a building permit: <br /> (1) The proposed use is ran M occupancy (UBC Section 3405). The structure must be brought into <br /> compliance with all current code provisions including structural, plumbing, mechanical, electrical, <br /> energy, and disabled access requirements. A licensed architect or registered engineer shall <br /> prepare all documentE. <br /> (2) Provide restrooms conforming to all disabled access requirements.
