CONDITIONS OF APPROVAL <br /> S. & J. ENGINEERING SERVICES CORPORATION <br /> MS-91-94 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The one-foot (1 ' ) Access Reserve strip along the east line of <br /> the property shall not be allowed. <br /> b. The frontage improvements for Southland Road shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way farm or estate subdivision street <br /> C. The access road shall be dedicated and improved to County <br /> Standards for a 50-foot right-of-way farm or estate <br /> subdivision street with a 50-foot radius turn-around at the <br /> end and a 20 ' by 20 ' corner cut-off (snipe) at the <br /> intersection with Southland Road. <br /> d. A Preliminary Soils Report is required in accordance with the <br /> County Standards for the purpose of determining the R-Value <br /> for the design of the road. <br /> e. All utilities shall be underground except power transmission <br /> facilities of a 35 KV or greater. Public utility easements <br /> shall be provided along the road frontage of the subdivision <br /> and as required by the public utility companies . <br /> f. All traffic signs and markings shall conform to the Manual on <br /> Uniform Traffic Control Devices and San Joaquin County <br /> Standards, and shall be shown on the improvement plans. <br /> g. All easements of record shall be shown on the Parcel Map. <br /> h. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specification must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. <br /> i. If improvements referred to herein are not completed prior to <br /> the approval of the Parcel Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one ( 1) year after filing <br /> the Parcel Map. <br />
