CONDITIONS OF APPROVAL <br /> MS-91-94 <br /> PAGE TWO <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> j . A Parcel Map is required. <br /> k. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $3 , 128 . 00 <br /> for each single family dwelling unit in the Manteca area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br /> 1. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Southland Road to the property line shall be <br /> required across the frontage of APN 208-080-01 . <br /> 2 . PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior to <br /> recordation of the final map or letter of approval indicating <br /> that the area is suitable for septic tank usage. <br /> b. The existing private water wells shall be tested for the <br /> chemical Dibromochloropropane (DBCP) as part of the soil <br /> suitability study. <br /> C. Repair the existing septic system on Parcel #1 under a <br /> sanitation permit and inspection by the Environmental Health <br /> Division. <br /> d. A sewage disposal area as indicated by the septic suitability <br /> study and percolation tests must be shown for each parcel on <br /> the final subdivision improvement plans. <br />
