CONDITIONS OF APPROVAL MS-92-35 JOHN J. & VIRGINIA FORTUNY Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEPARTMENT OF PUBLIC'. WORKS: a. A Parcel Map is required. (Planning Title Section 9- 9112) b. Dedication to result in a 25-foot wide right-of-way from the centerline of Southland Road to the property line shall be required across the frontage of APN 208-080-03 . b. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. (Thee fee currently is $3 , 249 . 00 per single family dwelling unit in the Manteca area. The fee will be #3 , 333 . 00 per single family dwelling unit in the Manteca area effective February 17 , 1992 . the fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. ) (Resolution R-90-304) C. The frontage improvements for Southland Road shall be constructed in conformance with the standards for one- half of a 50-foot right-of-way rural road. The estimate and legal descriptions shall be prepared by a registered Civil Engineer with a typical section drawing on a form to be supplied by the Public Works Department and submitted to the Public Works Department for approval .
