CONDITIONS OF APPROVAL <br /> MS-92-35 <br /> JOHN J. & VIRGINIA FORTUNY <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC'. WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Southland Road to the property line <br /> shall be required across the frontage of APN 208-080-03 . <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (Thee fee currently <br /> is $3 , 249 . 00 per single family dwelling unit in the <br /> Manteca area. The fee will be #3 , 333 . 00 per single <br /> family dwelling unit in the Manteca area effective <br /> February 17 , 1992 . the fee shall be automatically <br /> adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) (Resolution R-90-304) <br /> C. The frontage improvements for Southland Road shall be <br /> constructed in conformance with the standards for one- <br /> half of a 50-foot right-of-way rural road. The <br /> construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to <br /> approval of the Parcel Map. (A $250. 00 fee currently is <br /> required for processing per Planning Title Section 9- <br /> 10502 in addition to a copy of the Grant Deed, legal <br /> description of Parcel 1 and an estimate. The estimate <br /> and legal descriptions shall be prepared by a registered <br /> Civil Engineer with a typical section drawing on a form <br /> to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval . <br /> As an option the Department of Public Works will prepare <br /> the drawing with estimate for an additional fee of <br /> $100. 00) ..
