CONDITIONS OF APPROVAL <br /> MS-94-37 <br /> Silva <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> . COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin) <br /> a. All parcels shall have a minimum width of 200 feet. (Development Title Section 9-610.4) <br /> b. All parcels shall be a minimum of 5 gross acres in size. (Development Title Section 9- <br /> 610.2) <br /> C. A 25-foot-wide private easement for access to Parcel 2, along Parcel 1, shall be shown <br /> on the Parcel Map. (Development Title Section 9-1150.15) <br /> d. The following note shall be placed on the Parcel Map: <br /> • At the time of development of Parcel 2, the entire length of the private right-of-way <br /> for Parcel 2 shall be constructed and maintained to the standards required by <br /> Section 10.207 of the Uniform Fire Code and applicable San Joaquin County <br /> Improvement Standards. (Development Title Section 9-1150.15[c]) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $1,651.00 per single-family dwelling unit in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304, R-91-1025, R-93- <br /> 167, and R-94-179) <br /> C. The owner shall offer to dedicate a 27.72-foot-wide right-of-way along the north property <br /> line of Parcels 1 and 2 (future extension of Underwood Road), with a 20-foot by 20-foot <br /> corner cut-off (snipe) at Sowles Road and a 25-foot-wide right-of-way along the easterly <br /> porperty lines of Parcels 2 and 3. (Development Title Section 9-860.4) <br /> d. Frontage improvements for Sowles Road along the frontages of Parcels 1 and 3 may be <br /> required when the parcels are developed.
