1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel located at 19260 E. Stampede Road, <br /> Lodi, California. The project is in a farming community and is surrounded by agricultural <br /> land. Itis zoned AL-10. The project parcel number is APN 019-346-04. There are no <br /> homes or other structures. on it. <br /> 1.2 Description of proposed development: The purpose of this project is to divide this 21 acre <br /> site into two parcels, one 10 acre parcel and one 11 acre parcel. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> _ <br /> 2.0 PAST PRESENT AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owner, Thomas Gassner has owned the property for 6 months. Prior to this it <br /> ` was owned by Never Bend, LLC for 5 years and prior to that by John Teresi for over 10 years. <br /> The past use of this property was grape vineyards and has been vineyards since the present <br /> owner purchased it. Future use of the two parcels being created will be for homesite purposes <br /> and vineyards. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> two homesite parcels from an existing single parcel. Once the parcels are developed for homes, <br /> septic systems will be required and built based on the San Joaquin County requirements. There <br /> has been no septic systems on these parcels. Permits were researched and illustrate this fact. <br /> 3.2 Site Septic Permit History:: Research for on-site septic permits revealed no permits for this <br /> parcel. <br /> 3.3 Discussion of on-site septic repair history: No septic permits have been issued, no history <br /> of septic repair is available. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage <br /> pits. (See permits in appendix). There have not been any failures noted in the permits <br /> researched. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> ` Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in ages from 1991 to 2003.
