f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen <br /> (16)feet for one-way aisles, except that in no case shall driveways designated as fire department access <br /> be less than twenty(20) feet wide. (Development Title Section 9-1015.5[h][1]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All project areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.) <br /> The existing landscaping meets this requirement. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All project storage materials and related activities, including storage areas for trash, shall be screened so <br /> as not to be visible from adjacent properties and public right-of-ways. Screening shall be six (6) to seven <br /> (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[d][2]) <br /> i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the <br /> Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way <br /> line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) <br /> j. BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San Joaquin <br /> County Ordinance requirements will be applicable to the proposed project. The following conditions shall <br /> be addressed prior to submittal of a building permit application to the Building Inspection Division: <br /> (1) A building permit application including plans will be required. According to state law, the plans must <br /> be prepared by a registered engineer or licensed architect and shall be submitted for review and <br /> approval. <br /> (2) Based on our records the existing building proposed for use as a winery production area will be a <br /> change in occupancy. The building was previously constructed and permitted as an agricultural <br /> storage building without restroom facilities. A permit will be needed to add restroom facilities to the <br /> building. <br /> (3) Modifications to existing buildings are required to include upgrades related to disability access <br /> pursuant to Section 1134B of the CBC. Plans showing these upgrades must be prepared by a <br /> registered engineer or licensed architect and shall be submitted for review and approval prior to <br /> issuance of a building permit. <br /> (4) Pursuant to Table 4-3 of the California Plumbing Code, toilet facilities shall be accessible to <br /> employees at all times, should not be more that 200 feet from where employees are regularly <br /> employed and accessible by not more than one flight of stairs. Toilet facilities shall be accessible to <br /> persons with disability as required by Chapter 11 B of the CBC. <br /> (5) Parking spaces will be required to accommodate persons with disability in compliance with Chapter <br /> 11 B of the California Building Code. These parking space(s) shall be located as close as possible to <br /> the primary entrance to the building. <br /> k. CALIFORNIA FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal to the <br /> Community Development Department for a building permit. <br /> (1) The Fire Prevention Division has reviewed this application and there does not appear to be any major <br /> problems associated with the proposed project as submitted. <br /> PA-1400162 (SA) Conditions of Approval 2 <br />
