Both parcels are sized to <br /> adequately handle on-site sewage disposal, storm water <br /> retention, and domestic water supply. <br /> 7 . The design of the subdivision or the type of improvements will <br /> not conflict with easements, acquired by the public at large, <br /> for access through or use of property within the proposed <br /> subdivision. <br /> This Finding can be made because no public easements have <br /> been identified or required. <br /> 8 . Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan. <br /> This Finding can be made because the required irrevocable <br /> offer of dedication meets County standards for access. <br /> 9 . Because of existing improvements, physical conditions, or <br /> other unique circumstances, the parcels of land being created <br /> by this subdivision cannot have frontage on a public roadway. <br /> This Finding cannot be made. There is adequate frontage <br /> on State Route 12 for both parcels. The land is level. <br /> The only improvement is a pole barn at the north end of <br /> the property. <br /> PROJECT DESCRIPTION <br /> The project is to subdivide a 20-acre parcel into two parcels. <br /> Parcel 1 is to be a 4 . 3-acre homesite for an owner-operator with <br /> access provided by a 25-foot-wide strip of land connecting Parcel <br /> 1 to State Route 12 . Parcel 2 contains 15. 7 acres. <br />
