L <br /> LFebruary 8,2007 <br /> NOA Project Number: E06161A <br /> LAccording to the San Joaquin County Community Development Department web site,the subject <br /> L property is classified as an AG-40 Zone (General Agriculture).This zone is, "established to preserve <br /> agricultural lands for the continuation of commercial agriculture enterprises." <br /> L The elevation of the Site,according to a United States Geological Survey topographic map,is about <br /> 5 to 10 feet below mean sea level. The land grades gently downwards to the west. <br /> 1.2 Proposed Development <br /> LAccording to Ron Robinson,the proposed development is to split the 275-acre property into two <br /> L approximately 43.5-acre parcels, two approximately 40-acre parcels and two approximately 54-acre <br /> parcels.A residence may eventually be constructed on Parcel 1. <br /> L1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.4 Site Map <br /> i A site map is included in the appendix of this report as Plate 1. <br /> L <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> L <br /> 2.1 Past and Present Site Use <br /> LThe property was purchased in 2004 by Dr. Robinson.The site has always been farmed and is still <br /> currently being farmed. The southern portion of the property is planted in row crops,and the <br /> northen portion of the property is vineyard.There is a labor camp near the northeast comer of the <br /> property. <br /> L 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> L3.1 Existing On-Site Septic Tank Usage <br /> L According to Dr. Robinson it is unknown how many,if any, septic systems exist on the property. <br /> There may be a septic system associated with the labor camp on the site.
