INTRODUCTION <br /> Our office has been retained by Kjeldsen-Sinnock & Associates, Inc., Stockton, California to perform <br /> a soil suitability study for the Anna Belle Lane Property located at 20530 E. Highway 12, Clements, California. <br /> The purpose of the study is to,determine the suitability of the property for septic tank usage. The study was <br /> performed according to the requirements of Section 9-10100 (c) of San Joaquin County Ordinances. This report <br /> presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG-40, for general agricultural use. The <br /> subject property consist of a 116 acre parcel. It is proposed to split off a 12 acre parcel from the northeast <br /> corner, leaving a designated remainder of 104 acres (see Tentative Parcel Map in the Appendix). The new 12 <br /> acre parcel will be used as a home site. The designated remainder currently has two homes on it and there are <br /> no proposed changes to it at this time. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> The subject property has been owned since 1939 by the present owners. Prior to and since that time, <br /> the property has been used exclusively for livestock grazing. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> There are no structures on the proposed 12 acre parcel split. The designated remainder has two existing <br /> residences, both of which are utilizing on site sewage disposal systems.
