The topography varies from approximately 89 feet above mean sea level (amsl) to <br /> approximately 150 feet amsl. The property slopes to the northwest toward the Mokelumne River. <br /> Surrounding land is agricultural land with scattered residences. <br /> L /According to San Joaquin County Community Development Department,the Site is zoned AG-40, <br /> limited agriculture,minimum parcel size 40 acres. This zoning designation"is established to <br /> Lpreserve agricultural lands for the continuation of commercial agriculture enterprises."(www.co.san- <br /> joaquin.ca.us, 2005). <br /> L /1-2 Proposed Development <br /> Our office was provided with a tentative parcel map from by Baumbach&Piazza,Lodi, California, <br /> showing the proposed parcel division; this map is included in Plate 1. The parcels created will range <br /> 6. in size;Parcel 1 is 45 acres,Parcel 2 is 45 acres,Parcel 3 is 84 acres,Parcel 4 is 50 acres and the <br /> Designated Remainder is 61 acres. To the best of his knowledge,the property has been used for agricultural purposes of <br /> vineyards,grazing land for cattle,walnut orchards, and crops of peppers and asparagus.
