CONDITIONS OF APPROVAL <br /> ROBERT CAMPBELL <br /> MS-92-17 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Traffic Impact Mitigation fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 096. 00 per single family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record) (Resolution R-90-30-4) . <br /> C. The owner shall execute an Irrevocable Offer to Dedicate the <br /> twenty-five foot (251 ) wide right-of-way along the easterly <br /> property line from State Route 12 to the northerly property <br /> line of Parcel #1 . (A $200. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed and a legal description of the parcel <br /> to be offered for dedication) (Planning Title Section 9-9204 , <br /> 9-9380) . <br /> d. The frontage improvements for the right-of-way to be offered <br /> for dedication in Recommendation "c" above shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250 . 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels #1 and <br /> #2 and an estimate. The estimate and legal descriptions shall <br /> be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works <br /> for approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional fee <br /> of $100 . 00) (Planning Title Section 9-9430 , 9-9433) . <br /> e. The private right-of-way shall be improved in accordance with <br /> the requirements of the Uniform Fire Code Section 10 . 207 and <br /> the Clements Fire District (Planning Title Section 9-9422) . <br />
