k. SCREENING: Screening shall be provided and comply with the€o4owing (1) All project storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public right-of-ways. Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][21) I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future right-of-way line, including any corner cut-off(snipe). (Development Title Section 9-1710.2[g]) m. TREE PRESERVATION: Future development on the parcel shall be consistent with the requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). n. CALIFORNIA FIRE CODE The following California Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Fire flow wifl be provided for proposed buildings by the use of Appendix B and C of the California Fire Code (2) Fire Sprinkler systems shall be installed according to Chapter 9 of the California Fire Code and the appropriate standards and guides adopted in the California Building Code and the California Electrical Code. (3) Fire department access to buildings shall be in accordance with the California Fire Code Key Boxes: A knox box shall be installed according to fire department instructions (4) Fire extinguishers shall be installed in accordance with the California Fire Code. ' (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property in accordance with the California Fire Code. (6) A technical report to determine the acceptability of technologies, processes, products, facilities, materials, and uses attending the design, operation or use of the building or premises may be required. (CFC 104.7.2) 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Bill DuBois, 468-3000) a. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record_ (Resolution R-00-433) b. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee is based on the current schedule.
