The Final Site Plan is <br /> required upon submittal of verification. <br /> e. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from discharging <br /> onto other properties. Retention ponds shall be fenced with a six-foot-high chain-link fence or equal <br /> when the maximum design depth is 18 inches or more. Required retention basin capacity shall be <br /> calculated by,a registered civil engineer, licensed contractor, or an architect prior to the release of <br /> building perrMs. (Development Title Section 9-1135.9) <br /> f. The applicanf shall file a Notice of Intent(NOI)with the State Water Resources Control Board <br /> (SWRCB)and comply with the State General Permit for Storm Water Discharges Associated With <br /> Construction.Activity. Submit for approval a Storm Water Pollution Prevention Plan (SWPPP)and an erosion control plan. <br /> A copy of the.SWPPP shall be maintained on the construction site and presented to any County, <br /> State, or Federal employee on demand. The SWPPP on the site shall include all required records, <br /> updates, test results, and inspection records. <br /> i <br /> 3. ENVIROMENTAL HEALTH DEPARTMENT(Staff Contact: Lisa Medina, 468-3455) <br /> a. A revised soil suitability/nitrate loading study incorporating proposed staff and customer use shall be <br /> submitted to..Environmental Health which indicates that the area is suitable for septic system usage. <br /> The studies must be approved by Environmental Health prior to the issuance of building permits <br /> (Development Title Section 9-11052[d]). A review fee of$525.00 must be paid at the time of <br /> submittal to Environmental Health. <br /> The sewage;disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> or the EPA 0'esign Manual for an on-site waste water treatment and disposal system is required for <br /> each parcel.,.A permit fee of$105.00 per percolation hole is required. <br /> b. Submit to Environmental Health revised site plans showing the maximum number of employees and <br /> customers the sewage disposal system is being designed for. In addition, show on,revised plans <br /> that the leach field area will be barricaded so that it cannot driven over, parked on,or used as a <br />{ storage area., This leach field area must be used for that specific purpose only,and it cannot contain <br /> any underground utility lines. (Development Title Section 9-1110.4[c][5]) <br /> In addition, the revised site plan shall incorporate the 100 percent designed sewage disposal <br /> replacement area. <br /> c. Prior to issuance of building permits, the applicant shall submit an application for an amended permit <br /> to operate the public water system, including any new water lines and water usage. <br /> 4. This project is subject to the San Joaquin County Multi-Species Habitat Conservation and Open <br /> Space Plan (SJMSCP)and is located within the unmapped land use area. Per requirements of the <br /> SJMSCP, unmapped projects are subject to case-by-case review, This can be a 90-day process, <br /> and it is recommended that the project applicant contact SJMSCP staff as early as possible.
