PARCEL VICINITY LOCATION MAP <br /> San Joaquin County Assessor's Map Book 058 Page 02 depicts the site parcel(APN 058-020-05), <br /> which is bordered by State Highway No. 12 to the north,APN 058-020-04 to the west,APN 058- <br /> 020-13 to the south,and APNs 058-030-03 and 058-030-05 to the east. The parcel vicinity map and <br /> an aerial photograph provided by San Joaquin County Geographical Information Systems dated <br /> 2008 are included as Appendix C. <br /> 2.0. PRESENT AND PAST USAGE OF SITE <br /> The site parcel was purchased by the Van Ruiten family in 1979 and at that time,was comprised of <br /> agricultural acreage and a farm house occupied by farm laborers.The Van Ruiten family purchased <br /> the property from the Palari Family, who owned the property since 1959. The farm house was <br /> removed from the property prior to 1999(NOA, 1999).According to building permits available on <br /> the SJCCDD Permit Manager,the existing winery complex(tasting room,processing building,and <br /> tank farms) was built between 2000 and 2002. The remaining parcel area is dedicated to the <br /> cultivation of wine grapes. i <br /> 4 <br /> i <br /> 2.1. POTENTIAL SITE PROBLEM ASSESSMENT <br /> Current water supply for the property is provided by a domestic water well located northwest of the <br /> existing tasting room (Figure 2). The existing well will serve the proposed development. The <br /> existing domestic well construction details are mostly unknown. A copy of the well installation <br /> permit is provided in Appendix D. <br /> i <br /> 3.0. EXISTING AND PROPOSED SEPTIC SYSTEM USAGE <br /> The current site septic system serves the existing winery complex and is located west of the tasting <br /> room(septic tank and leach lines).Thc current system is located approximately 105 feet southeast <br /> of the site domestic well. The proposed septic system will be located south of the Phase 2 multi- <br /> purpose room(Appendix B), and will serve the proposed multi-purpose room and the Phase 2 and <br /> 3 warehouse. The proposed septic system will be constructed according to San Joaquin County <br /> requirements to accommodate the number of persons served. <br /> 3.1.
