(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route Hwy 12, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.) <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent (5%) of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Sixteen (16) <br /> trees shall be planted, evenly spaced throughout the parking lot (Development Title Section 9- <br /> 1020.5[b]). <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All project storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public right-of-ways. Screening <br /> shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street <br /> side yams, or in front of main buildings. (Development Title Section 1022.4[d][21) <br /> I. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off (snipe). (Development Title Section <br /> 9-1710.2[g]) <br /> m. TREE PRESERVATION: Future development on the parcel shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). <br /> n. CALIFORNIA FIRE CODE The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of Appendix B and C of the <br /> California Fire Code. <br /> (2) Fire Sprinkler systems shall be installed according to Chapter 9 of the California Fire Code <br /> and the appropriate standards and guides adopted in the California Building Code and the <br /> California Electrical Code. <br /> (3) Fire department access to buildings shall be in accordance with the California Fire Code Key <br /> Boxes: A knox box shall be installed according to fire department instructions. <br /> (4) Fire extinguishers shall be installed in accordance with the California Fire Code. <br /> (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property in accordance with the California Fire Code. <br /> (6) A technical report to determine the acceptability of technologies, processes, products, <br /> facilities, materials, and uses attending the design, operation or use of the building or <br /> premises may be required.
