i <br /> CONDITIONS OF APPROVAL <br /> UP-99-2 <br /> # Van Ruiten <br /> Use Permit Application No. UP-99-2 was approved by the San Joaquin County Planning Commission <br /> r on .May 20, 1999. The effective date of approval is May 30, 1999. This approval will expire on <br /> November 28,2000,which is 18 months from the effective date of approval,unless(1) all Conditions <br /> of Approval have been complied with, (2) all necessary building permits have been secured and <br /> remain in force,and (3)all necessary permits from other agencies have been secured and remain in <br /> force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> k prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> l application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUN ITY DEVELOPMENT DEPARTMENT(Staff Contact: Kai Luoma,468-9567) <br /> a. BUILDING PERMIT: Submit an"APPLICATION-COMMERCIALBUILDING PERMIT." The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineeror licensed architect. This Plan must show drainage,driveway access details <br /> (including gates),on-site parking,landscaping,signs,existing and proposed utility services, <br /> and grading(refer to the"SITE PLAN CHECK LIST'for details). A fee is required for the <br /> Site Plan review. (DevelopmentTitle Section 9-884) <br /> b. APPROVED USE: This approval is for a 4,000-square-foot winery and a 1,200-square-foot <br /> tasting/sales room as shown on the Plan submitted February 12, 1999. <br /> C. DEMOLITION PERMIT: A demolition permit for the residence and barn to be removed shall <br /> be obtained and finalized prior to the issuance of any building permits. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License maybe applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> e. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile parking spaces and all major circulation drive lanes(automobile and <br /> truck)shall be surfaced and permanently maintained with base material of <br /> appropriate depth and asphalt concrete or Portland cement concrete to provide a <br /> durable,dust-free surface. Bumper guards shall be provided where necessary to <br /> protect adjacent structures or properties. All other areas that are used for vehicular <br /> traffic shall be surfaced and permanently maintained with a chip seal. <br /> (2) A minimum of sixteen(16) parking spaces shall be provided,including one(1)van <br /> accessible space as shown on the plan submitted February 12, 1999. <br /> Conditions of Approval - 1 - UP-99-2 <br />
