(3) A minimum of two (2) automobile parking spaces shall be provided, of which one (1) shall be <br /> van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24) <br /> (4) Each automobile parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide <br /> and twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br /> e_ ACCESS AND CIRCULATION: Access and Circulation shall be provided and comply with the <br /> following: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of <br /> the driveway shall be such as to allow trucks to enter and exit the property without entering <br /> the opposing lane of traffic. (Development Title Section 9-505.7 [c]) <br /> (2) Access gates shall be set back a minimum of eighty-seven (87) feet from the existing fence <br /> as recommended in the Traffic Study performed for the existing Truck Terminal project dated <br /> April 24, 2008. <br /> (3) All maneuvering and parking areas of automobiles and trucks shall be located on the site of <br /> the truck terminal. No parking or maneuvering is allowed within the public road right-of-way <br /> (Development Title Section 9-505.7 [e]) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.51g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) The existing landscaping design and proposed hardscape design for the expansion area is <br /> permitted and shall be incorporated into the site plan review. This satisfies the landscaping <br /> requirement. (Development Title Section 9-1020.7) <br /> (2) Undeveloped areas within the truck terminal will be maintained to prevent the creation of dust or <br /> erosion and not become a health hazard. (Development Title Section 9-505.7[h]) <br /> In. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Unless otherwise specified, all storage materials and related activities, including storage <br /> areas for trash, shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Said screening shall be six (6) to eight (8) feet in height. Items store within one <br /> hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than <br /> two (2) feet above the adjacent screen. (Development Title Section 9-1022.4[e][2][A]} <br /> (2) Any construction materials and necessary equipment for the transfer and/or storage of <br /> construction materials shall be contained in a specified area that is fenced to provide an <br /> effective visual barrier. (Development Title Section 9-505.6 [f]) <br /> (3) Truck parts and inoperable trucks kept for rebuilding or for parts that are stored on the <br /> property of the truck terminal must be directly related to the operation of the truck terminal <br /> and shall be contained within a specified area that is fenced to provide an effective visual <br /> Conditions of Approval - 2 - <br />
