All portions of any sign shall be set back a minimum of five (5)feet from <br /> any future right-of-way line, including any corner cut-off(snipe). (Development Title Section 9- <br /> 1710.2[9]) <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact:Alex Chetley, 468-3000) <br /> a. All vehicular traffic access will be from State Route 12. Access to the applicant's proposed <br /> development along the existing unimproved extension of DeBroggi Road along the south and <br /> southwest end of the subject property is prohibited. It is the responsibility of the applicant to ensure <br /> compliance with this requirement. <br /> b. Applicant shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a sixty foot <br /> (60) wide right-of-way for the future extension of DeBroggi Road across APN's 055-160-43 &44. A <br /> fee based on the current fee schedule at time of payment is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of <br /> the parcel to be offered for dedication. (Development Title Section 9-1150.5) <br /> c. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards.The capacity of both upstream and downstream drainage facilities cannot <br /> be exceeded due to runoff from the development. Retention basins shall be fenced with six(6)foot <br /> high chain link fence or equal when the maximum design depth is 18 inches or more. Required <br /> retention basin capacity shall be calculated and submitted along with drainage plan for review and <br /> approval, prior to release of building permit. (Development Title Section 9-1135) <br /> d. The Traffic Impact Mitigation Fee shall be required for any incremental traffic resulting from this <br /> development application.The fee is due and payable at the time of building permit application.The <br /> fee will be based on the current schedule at the time of payment. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. (Resolution R-00-433) <br /> e. The Regional Traffic Impact Fee shall be required for any incremental traffic resulting from this <br /> development application. The fee is due and payable at the time of building permit application.The <br /> fee will be based on the current schedule at the time of payment. (Resolution R-06-38) <br /> f. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> g. File `Permit Registration Documents' (PRD) with the State Water Resources Control Board <br /> (SWRCB), and submit the 'Waste Discharge Identification Number' (WDID) issued by SWRCB to <br /> Public Works. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Michael Escotto, 468-3443) <br /> a. Any geotechnical drilling shall be conducted under permit and inspection by Environmental Health. <br /> (Development Title Sections 9-1115.3 and 9-1115.6) <br /> 4. SAN JOAQUIN COUNTY AIRPORT LAND USE COMMISSION (Staff Contact: Laura Brunn, 235-0600) <br /> a. New land uses that may cause visual, electronic, or increased bird strike hazards to aircraft in flight <br /> shall not be permitted within any airport's influence area.
