g. Allowable floor area <br /> h. Proposed floor area <br /> i. Occupant load based on the CBC <br /> (3) Modifications or change in use to existing buildings are required to include upgrades <br /> related to disability access pursuant to Section 1134B of the CBC. Plans showing these <br /> upgrades must be prepared by a registered engineer or licensed architect and shall be <br /> submitted for review and approval prior to issuance of a building permit. <br /> (4) The existing building proposed for use as maintenance and repair building (3) will be a <br /> change in occupancy. The building was previously constructed as an agricultural <br /> building. The change in occupancy will require a code analysis report and necessary <br /> plans prepared by an architect or engineer in accordance with Section 3408 of the CBC. <br /> The report and plans shall identify existing conditions and propose alterations necessary <br /> to bring the building in compliance with the current code. <br /> (5) A soils report is required pursuant to Section 1803 of the CBC. All recommendations of <br /> the Soils Report shall be incorporated into the construction drawings. <br /> (6) Our records indicate the operations building (4) and the heavy construction services <br /> building (2) were constructed without benefit of a building permit. A building permit must <br /> be obtained for these structures or they must be removed. To obtain a building permit <br /> these structures must comply with the current CBC requirements. Plans showing <br /> compliance are required and may include certification or removal of building components <br /> or pieces to verify compliance. <br /> (7) Restroom facilities must be accessible to employees at all times and serve buildings 1, 2, <br /> 3 and 4. These facilities should be within 200' of the employee work areas and comply <br /> with Chapter 11 B of the CBC. <br /> (8) Occupancy or use of any and all buildings on the site is not allowed prior to obtaining <br /> building permits for all of the structures and obtaining an approved final inspection. <br /> Building permits for all buildings must be obtained within 45-days of approval by the <br /> Planning Commission. <br /> 2) DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, [209]468-3023) <br /> a) An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to <br /> fences, walls, private light standards, rocks, landscaping and cobbles are not allowed in the right- <br /> of-way.) (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b) Provide the following from Caltrans prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1100.3 and 9-1150.2) <br /> (1) An approved encroachment permit to improve the project driveway in accordance with <br /> Caltrans' requirements. <br /> (2) Written verification to the satisfaction of the Department of Public Works that Caltrans <br /> has accepted the constructed improvements. <br /> c) Provide the following from Caltrans prior to issuance of the occupancy permit.
