(1) An approved encroachment permit to improve State Route 12 in accordance with <br /> Caltrans' requirements for an eastbound right turn lane at the project driveway and a <br /> westbound left turn lane at the project driveway. <br /> (2) Written notification to the satisfaction of the Department of Public Works that Caltrans <br /> has accepted the constructed improvements. <br /> d) The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards. Retention basins shall be fenced with six (6) foot high chain link fence <br /> or equal when the maximum design depth is 18 inches or more. Required retention basin <br /> capacity shall be calculated and submitted along with a drainage plan for review and approval, <br /> prior to release of building permit. (Development Title Section 9-1135) <br /> e) The Traffic Impact Mitigation Fee shall be required for this application for each phase of the <br /> project. The fee is due and payable at the time of building permit application for each phase. <br /> The fee will be based on the current schedule at the time of payment. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. (Resolutions R-00-433) <br /> f) The Regional Transportation Impact Fee shall be required for this application for each phase of <br /> the project. The fee is due and payable at the time of building permit application for each phase. <br /> The fee will be based on the current schedule at the time of payment. (Resolution R-06-38) <br /> g) A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> h) Applicant shall file all Permit Registration Documents (PRDs) with the State Water Resources <br /> Control Board (SWRCB) to state the intent to comply with the State "General Permit for Storm <br /> Water Discharges Associated with Construction Activity". The Waste Discharge Identification <br /> Number (WDID) issued by SWRCB, shall be submitted to Public Works for file. <br /> Informational Notes: <br /> A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building Division of the <br /> Community Development Department prior to issuance of the building permit. Contact the Solid Waste <br /> Division (468-3066) for information. <br /> This property is subject to the requirements of San Joaquin County Mosquito &Vector Control District <br /> (209-982-4675) and the California Health and Safety Code for the prevention of mosquitoes. Best <br /> Management Practices (BMP) guidelines for stormwater devices, ponds and wetlands are available. <br /> All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, Chapter 9- <br /> 1605) and all requirements of the State of California (CCR Title 23) that are in force at the time of permit <br /> issuance. As an example, these requirements may include raising the finish floor elevation one foot <br /> above the expected flood level and/or using flood resistant materials. <br /> (3) ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Michael Escotto, [209]468-3443) <br /> a) A soil suitability/nitrate loading study incorporating the existing and proposed development with <br /> regards to staff and customer use shall be submitted to the Environmental Health Department, <br /> indicating that the area is suitable for septic system usage and to determine if the residential <br /> septic system can be utilized for commercial operation. The studies must be approved by the <br /> Environmental Health Department prior to issuance of building permit. (San Joaquin County <br /> Development Title, Section 9-1105.2(d)). A review fee of$625 must be paid at time of submittal <br /> to the Environmental Health Department. <br /> 5 <br />
