PA-1300091 OF ANTHONY ALEGRE (C/O <br /> KEVIN SWANSON) (APN'S: 055-160-24, 43; -44; -73), (ADDRESS: 5484 <br /> WEST STATE ROUTE HIGHWAY 12, LODI) <br /> This project is a Use Permit application to expand an existing Truck Terminal and Parking <br /> operation from 80 trucks to 110 trucks and a Heavy Equipment Storage Area. The project will <br /> include the use of an existing 200 square foot commercial coach to be utilized as an office. (Use <br /> Type: Truck Sales and Services-Terminals; Parking) The General Plan designation for the project <br /> site is I/T(Truck Terminal) and the zoning is I-T(Truck Terminal). <br /> The project site is located on the south side of State Route 12, 4,000 feet east of Thornton Road, <br /> north of Lodi. <br /> Background <br /> On October 2, 2008 the Planning Commission approved Use Permit Planning Application No. <br /> PA-0700125 to establish a truck storage yard and parking for 80 trucks, and a 200 square foot <br /> commercial office. The applicant expressed the need to expand his existing operation and <br /> applied for the subject Use Permit application. <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: <br /> Access Driveways <br /> The current operation has an access driveway and reciprocal easement for access from the adjacent <br /> parcel to east However, it is not depicted on the proposed expansion project site plan. The <br /> applicant shall note the width of the driveway and easement to the project site and clearly <br /> delineate the circulation pattern for project traffic from State Route 12 to the expansion area on a <br /> revised site plan. <br /> Also, depicted on the proposed expansion project site plan is an access driveway from the private <br /> easement road along the southern boundary property line. If trucks are to enter the project site <br /> from this private easement road then the first 100 feet of the access road from De Broggi Road to <br /> the project site shall be paved with asphalt concrete or Portland cement to prevent from bringing <br /> mud or debris onto the County Road. This requirement will be included in the Conditions of <br /> Approval if the project is approved. <br /> Surfacing <br /> Development Title Section 9-1015.5(e) states that all permanent parking lots (which include <br /> parking spaces, driveways, and maneuvering areas) in all zoning districts shall be surfaced and <br /> I <br />
