Thornton Road frontage shall be improved to the Thornton Road Special-Purpose Plan. <br /> (Development Title Sections 9-857.4, 9-1150.2(d)(3) and 9-1150.5(b)) <br /> 5. The Traffic Impact Mitigation Fee is be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $164.60 per daily <br /> trip-end generated in the Lodi area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record. A credit may be allowed if it can be verified that the existing development on this <br /> site was in operation on or after April 23, 1990.) <br /> (Resolutions 00-433) <br /> 6. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. (The fee currently is <br /> $456.00 per 1,000 gross square foot of building designated as Commercial Service. The <br /> fee shall be automatically increased on January 1 of each year through the year 2005 at the <br /> rate of 7.66 percent. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 30, 1991.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-327, R-94-185 and R-97-5) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 9. The development is within County Service Area No. 31 for water, sewer, storm drainage, <br /> and lighting. A Sensus brand water meter with backflow prevention shall be installed prior <br /> to final occupancy. The water meter shall be inspected by the Department of Public <br /> Works. Call Utility Maintenance at 468-3090 to schedule an inspection. <br /> 10. The applicant shall dedicate to the County the land necessary to eliminate encroachment of <br /> curb izutter, sidewalk and necessary setbacks. <br /> GK:BN: <br />
