Highway 12 ■ Lodi, California <br /> September 22, 2015 ■ Terracon Project No. NA157033 <br /> 1.1 Description of Site <br /> The property is located at 6671 & 7101 E. Highway 12, Lodi, San Joaquin County, California. <br /> The property consists of two parcels (APN 049-130-52 and 049-130-54). <br /> According to the San Joaquin County Community Development Department web site, ' the site <br /> is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation "is established to preserve agricultural lands for the continuation of commercial <br /> agricultural enterprises." <br /> Location maps of the site are attached to this report as Appendix A. Photographs of the site <br /> are attached to this report as Appendix B. <br /> 1.2 Proposed Development l` <br /> According to a tentative parcel map provided by Mr. Nhon Vien, property owner, the site is <br /> proposed to be divided into a 2.90 acre home site, a 5.01 acre home site, a 35.01 acre 2� <br /> agricultural parcel, and a 72.38 agricultural remainder with easements. <br /> 2.0 PAST, PRESENT AND PROPOSED FUTURE USES <br /> 2.1 Recorded Land Title Records <br /> A chain of title report was not provided by the client for Terracon's use in preparing this report. <br /> 2.2 Aerial Photographs <br /> Aerial photographs depicting the site dated 1937, 1952, 1963, and 1975 were reviewed at the <br /> San Joaquin County Surveyor's Office in Stockton, California.2 Aerial photographs dated 1998, <br /> 2000, 2002, 2006, 2008 and 2009 were reviewed on the San Joaquin County District Viewer 3. <br /> One additional photo, dated 2015, was obtained from Google Earth. ° <br /> In the 1937 photo, the site consists of agricultural land along the southern and eastern portions <br /> with wetlands along the northern and western portions of the site. <br /> In the 1952 and 1963 photos, a road/levee is apparent along the border of the Mokelumne <br /> River.
