Highway 12 ■ Lodi, California September 22, 2015 ■ Terracon Project No. NA157033 1.1 Description of Site The property is located at 6671 & 7101 E. Highway 12, Lodi, San Joaquin County, California. The property consists of two parcels (APN 049-130-52 and 049-130-54). According to the San Joaquin County Community Development Department web site, ' the site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning designation "is established to preserve agricultural lands for the continuation of commercial agricultural enterprises." Location maps of the site are attached to this report as Appendix A. Photographs of the site are attached to this report as Appendix B. 1.2 Proposed Development l` According to a tentative parcel map provided by Mr. Nhon Vien, property owner, the site is proposed to be divided into a 2.90 acre home site, a 5.01 acre home site, a 35.01 acre 2� agricultural parcel, and a 72.38 agricultural remainder with easements. 2.0 PAST, PRESENT AND PROPOSED FUTURE USES 2.1 Recorded Land Title Records A chain of title report was not provided by the client for Terracon's use in preparing this report. 2.2 Aerial Photographs Aerial photographs depicting the site dated 1937, 1952, 1963, and 1975 were reviewed at the San Joaquin County Surveyor's Office in Stockton, California.2 Aerial photographs dated 1998, 2000, 2002, 2006, 2008 and 2009 were reviewed on the San Joaquin County District Viewer 3. One additional photo, dated 2015, was obtained from Google Earth. ° In the 1937 photo, the site consists of agricultural land along the southern and eastern portions with wetlands along the northern and western portions of the site. In the 1952 and 1963 photos, a road/levee is apparent along the border of the Mokelumne River. The site appears to consist of agricultural land and wetlands. In the 1975 photo, the wetlands appear to have been removed and the site consists of agricultural land. In the 1998 and 2000 photos, the site consists of agricultural land with three apparent ponds and one structure located on the southern portion of the site. In the 2002, 2006, 2008, and 2009 photos, the ponds are no longer apparent and the site consists of agricultural land. 'San Joaquin County Community Development Department,www.co.san-joaquin.ca.us.
