i
Drairiiage
The applicant proposes to retain both drainage and wastewater from the winery in a single retention
basin; This basin currently retains drainage and wastewater produced by the other uses at the site and
will continue to do so. The Central Valley Regional Water Quality Control Board (CVRWQCB) shall
review this proposal. Environmental Health has indicated that if the CVRWQCB does not approve this
drainage plan, then drainage shall be retained on the site in a retention basin separate from that used for
wastewater containment. This retention basin must be shown on a revised site plan and must not.
interfere with, or extend into, existing or future septic system areas. The Site Plan provided by the
applicant does not show a separate drainageretention basin. Approval of this drainage plan or a revised
Site Plan showing the aforementioned retention basin must be provided prior to issuance of any permits.
1 h
Merger of Parcels
i
The site is composed of nine separate parcels. Though the proposed winery building is located on one
individual parcel, this parcel does not meet current standards for sewage disposal, wastewater disposal,
legal access, maneuverability, or drainage. Wastewater and drainage must traverse several parcels to be
stored and/or distributed across still more parcels. The septic tank for the winery is presumed to be
located on an adjacent parcel. The proposed access and circulation to the winery crosses three parcels.
To rectify this, these nine parcels shall be merged. The merger will also ensure that these
aforementioned services will remain as part of the project by preventing the sale of any of the other
individual parcels. At the request of the applicant, the merger shall be completed prior to October 15,
1999! F
Parkin
The amount of parking required for this use is based primarily on the maximum fixed number of
employees, as the facility shall not be permitted to expand. j
I
i
l
San Joaquin County SA-99-411Dole Fresh Fruits f
Community Development page 4.
f
k
