,r <br /> CONDITIONS OF APPROVAL <br /> PA-0600067 <br /> k Mundell Land & Livestock <br /> Minor Subdivision ':Application No. PA-0600067 was approved by the San Joaquin County <br /> Community Development Department on September 8, 2009. The effective date of approval is <br /> September 18, 2009. This tentative map approval will expire on September 17, 2012, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with and (2) a Certificate of Compliance has been filed with and accepted by the Community <br /> Development Department. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of,the Certificate of Compliance. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, [209]468-8477) <br /> a. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. The <br /> property despriptions submitted with the Certificate of Compliance application shall substantially <br /> conform withthe approved tentative parcel map dated July 2, 2009. A fee is required to process the <br /> Certificate of.,Compliance Application. ( Development Title Section 9-890.4) . <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be recorded as a separate instrument: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as-,noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> .(DeveloOment Title Table 9$10.4) <br /> (2) All parcels shall have a minimum lot area of 80 gross acres. (Development Title Section 9-610.2) <br /> d. CULTURAL'.RESOURCES: If, in the course of development, concentrations of prehistoric or <br /> historic-periati materials are encountered, all work in the vicinity of the find shall halt until an <br /> archaeologist can evaluate the materials and make recommendations for further action. If human <br /> remains are:encountered, all work shall halt in the vicinity and the County Coroner shall be notified <br /> immediately- At the same time, a qualified archaeologist shall be contacted to evaluate the finds. If <br /> Human burials are found to be of Native American origin, steps shall be taken pursuant to Section <br /> 16064.5(e) of Guidelines for California Environmental Quality Act and the San Joaquin County <br /> Coroner and''Native American Heritage Commission must be contacted (916-322-7791). <br /> e. FISH AND WILDLIFE: The following note shall be recorded as a separate instrument: <br /> I (1) Prior to any building activities, landowners proceeding with development of the parcels will need <br /> to contact the Service to consult on these species.
