The term includes hazardous substances or <br /> '. petroleum products even under conditions in compliance with laws. The <br /> term is not intended to include de minimis conditions that generally do not <br /> F� present a material risk of harm to public health or the environment and that <br /> generally would not be the subject of an enforcement action if brought to the <br /> attention of appropriate governmental agencies. Conditions determined to <br /> be de minimis are not recognized environmental conditions. <br /> Additional "business environmental risks" have also been evaluated in this report. These <br /> are potential concerns which are not directly related to CERCLA liability, but may result <br /> in other environmental liabilities or remediation costs. Many lenders and investors require <br /> 1 <br /> that such risks be evaluated as a part of a Phase I report. These include: <br /> • Asbestos-containing materials <br /> Lead-based paint <br /> • Radon <br /> i <br /> • Drinking water quality I <br /> • Extended search distances for government records <br /> • Oil and Gas Wells <br /> 2.2 Scope of Work <br /> i <br /> The scope of work performed to develop the information contained in this Phase I <br /> Environmental report includes: <br /> Objectives. The standards and practices implemented in this assessment are intended to h <br /> result in the identification of conditions indicative of releases and threatened releases of <br /> hazardous substances on, at, in, or to the subject property.
