The crop dusting service formerly utilized underground storage <br /> tanks for gasoline and aviation fuel and stored pesticides, fertilizers and herbicides in a <br /> fenced area along the northwest property boundary. From the late 1990s to the early 2000s <br /> scrap metal and old aircraft were stored in a fenced area east from the current hangar building / <br /> on the southern portion of the property. At the time of the site reconnaissance the hangar <br /> building included stored oils, waste oils, paint and other materials on pallets over dirt <br /> flooring. The use of petroleum hydrocarbons, pesticides, fertilizers and herbicides on the <br /> property provides the potential for the sence contamination on the property. <br /> The purpose of the Phase I was for refinancing of the property following a sale of the <br /> property between family members/estates. <br /> • The relationship of the purchase pric�te-the fair market value of the property is not <br /> applicable to this report. <br /> 2.0. SITE DESCRIPTION <br /> The subject property was located south of the City of Tracy, San Joaquin County,north of Durham <br /> Ferry Road and bound by South Highway 33 to the west and South Koster Road to the east. <br /> Figure 1 shows the setting of the subject property located near the southeast quarter of Section 17, <br /> Township 3 South, Range 6 East, Mount Diablo Base and Meridian (7.5 Minute United States <br /> -� Geological Survey(USGS)Topographic Series, Vernalis Quadrangle, California). The map shows <br /> the subject property located at an elevation of approximately 81 feet above mean sea level and in an <br /> area of low topographic relief;the regional slope of the area is relatively gentle and dips toward the <br /> north-northeast. <br /> A crop dusting service formerly operated at the site; at the time of the site reconnaissance, several <br /> buildings had been demolished and the property was undeveloped ea for a metal hangar building <br /> with dirt flooring used for storage,an asphalt runway an cma11 enced gAr area on the southern <br /> portion of the property. The property was fenced on all si s; the entrance ere located on the west <br /> and east sides and were secured by poles and chains.
