Ti <br />_r 01 May 2007 <br /> AGE-NC Project No. 07-1516 <br /> t Page 37 of 39 <br /> Ti <br /> Site Status and Potential Investi atg ions <br /> The 1993 SJCEHD Closure Letter identified the following remaining conditions: <br /> ' Possible contamination from the removal of the three exempt 6,000-gallon USTs removed j <br /> in 1989 without permit or documentation and never assessed. <br /> • Possible contamination from the use of the property as an agricultural flying company <br /> (pesticide application). <br /> • Property use changes may require further site investigation. <br /> The Pesticide Discharge case is still open as a SLIC (Spills and Leaks) case with the CVRWQCB <br /> even though there was no required soil remediation and the required ground water monitoring <br /> program was completed. <br /> The Tracy Planning Area Report from the San Joaquin County 2010 General Plan notes that the <br /> subject property was included in the New Jerusalem Area. Items referencing the subject property <br /> included notations that before development applications could be approved within 2000 feet of the <br /> subject property agricultural airstrip that the site must be closed and remediated or a Border Zone <br /> Determination will be issued by the State Department of Health Services. <br /> Potential Preliminary Site Assessment investigations identified from the owner interview and site <br /> visit: <br /> • The agricultural chemical storage area(pesticides, fertilizers and herbicides) located along <br /> the north boundary. The drum and other container storage was palletized inside a secure <br /> fence on a dirt/gravel base and contaminants may have leaked to the subsurface. Some <br /> sampling in this area was performed in previous investigations. <br /> • The existing hangar had a dirt/gravel floor; with the long-time storage of aircraft and the <br /> storage of oils,waste oil and other materials contaminants may have leaked to the subsurface. <br /> • Scrap Metals and aircraft were stored in the southern portion of the property on a dirt base <br /> from at least 1998 through 2002; there is the potential that metals may have impacted the <br /> subsurface. <br /> • If the property was to have a use change to residential then additional confirmation sampling <br /> might be required. <br /> Advanced GeoEnvironmental,Inc. <br />
