Located on <br /> the SW. side of State Highway Route 333 at Welty Road, Vernalis . <br /> AFFLICANT : Norman Hunter APN : 255-180-09 <br /> INFORMATION : <br /> The site i -- not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area . <br /> Welty Road has an existing right-of-way width of 40 feet , and a <br /> planned right-of-way width of 60 feel . <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan , prepared by a registered Civil <br /> Engineer , showing drainage , driveway access details , on-site <br /> parking, existing and proposed utility services , and grading , <br /> shall be submitted to the Department of Public Works for <br /> approval . <br /> 2 . Dedication to result in a 30 foot wide right-of-way from the <br /> centerline of Welty Road to the property line shall be <br /> required across the frontage of APN 255- 180-09 . <br /> 3 . The frontage improvement for Welty Road shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-of-way industrial street . The construction <br /> of the frontage improvements will be deferred upon execution <br /> by the owner of a Deferred Frontage Improvement Agreement <br /> prior to approval of the Improvement Plan . ( A $250 . 00 fee is <br /> required for processing per Ord . NO . 3337 in addition to a <br /> copy of the Grant Deed and an estimate for, the required <br /> frontage improvements . The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by the Public Works Department and <br /> submitted to the Public Works Department for approval . As an <br /> option the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of $ 100.00. ) <br />
