Located on the SW. side of State Highway Route 333 at Welty Road, Vernalis . AFFLICANT : Norman Hunter APN : 255-180-09 INFORMATION : The site i -- not located within a Federal Flood Insurance Administration Designated Flood Hazard Area . Welty Road has an existing right-of-way width of 40 feet , and a planned right-of-way width of 60 feel . ORDINANCE REQUIREMENTS : 1 . An Improvement Plan , prepared by a registered Civil Engineer , showing drainage , driveway access details , on-site parking, existing and proposed utility services , and grading , shall be submitted to the Department of Public Works for approval . 2 . Dedication to result in a 30 foot wide right-of-way from the centerline of Welty Road to the property line shall be required across the frontage of APN 255- 180-09 . 3 . The frontage improvement for Welty Road shall be constructed in conformance with the standards for one-half of a 60-foot right-of-way industrial street . The construction of the frontage improvements will be deferred upon execution by the owner of a Deferred Frontage Improvement Agreement prior to approval of the Improvement Plan . ( A $250 . 00 fee is required for processing per Ord . NO . 3337 in addition to a copy of the Grant Deed and an estimate for, the required frontage improvements . The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Public Works Department and submitted to the Public Works Department for approval . As an option the Department of Public Works will prepare the drawing and estimate for an additional fee of $ 100.00. )
