CONDITIONS OF APPROVAL <br /> NORMAN HUNTER <br /> SA-91-3 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. PLANNING DIVISION <br /> Conditions of Approval: <br /> a. Details of a landscaping and irrigation plan shall be shown <br /> on the Improvement Plan. Landscaping details shall include <br /> a key showing the size, type, number, and spacing of all <br /> proposed plantings. Details of an automatic and timed <br /> sprinkler system shall be shown. All approved landscaping <br /> and sprinklers shall be in place prior to issuance of an <br /> occupancy permit. <br /> 1. A minimum 5-foot-wide planting strip is required along <br /> the railroad spur from the northern edge of the parking <br /> lot to Welty Road. A minimum 10-foot-wide planting strip <br /> is required along Welty Road. The strip shall be <br /> continuous except where crossed by driveways. <br /> 2 . Except as otherwise noted, all landscaping shall be <br /> installed in the following manner: <br /> Trees: Spaced not to exceed 25 feet on center. <br /> Shrubs: Spaced not to exceed 10 feet on center at <br /> a ratio of 20 percent for 5-gallon size and 80 <br /> percent for 1-gallon size. <br /> Groundcover: 100 percent coverage. <br /> 3 . Plants shall be nursery-grown stock, according to <br /> current California nursery standards. <br /> 4 . All new trees shall be selected from the San Joaquin <br /> County Approved Tree List. At least 25 percent of all <br /> required trees shall have a minimum three-inch caliper <br /> trunk, if standard, and a minimum 1/2 inch caliper trunk, <br /> if multiple. Each caliper shall be measured 12 inches <br /> above the root ball. <br />
