KAESTNER AND ASSOCIATES) <br /> ----------------------------------------------------------------- <br /> The Planning Division has reviewed the above-referenced application <br /> and recommends that SA-91-3 be approved subject to the following <br /> conditions of approval: <br /> CONDITIONS OF APPROVAL: <br /> a. Details of a landscaping and irrigation plan shall be <br /> shown on the Improvement Plan. Landscaping details shall <br /> include a key showing the size, type, number, and spacing <br /> of all proposed plantings. Details of an automatic and <br /> timed sprinkler system -shall be shown. All approved <br /> landscaping and sprinklers shall be in place prior to <br /> issuance of an occupancy permit. <br /> 1. A minimum 5-foot-wide planting strip is required <br /> along the railroad spur from the northern edge of <br /> the parking lot to Welty Road. A minimum 10-foot- <br /> wide planting strip is required along Welty Road. <br /> The strip shall be continuous except where crossed <br /> by driveways. <br /> 2 . Except as otherwise noted, all landscaping shall be <br /> installed in the following manner: <br /> Trees: Spaced not to exceed 25 feet on center. <br /> Shrubs: Spaced not to exceed 10 feet on center at <br /> a ratio of 20 percent for 5-gallon size and 80 <br /> percent for 1-gallon size. <br /> Groundcover: 100 percent coverage. <br /> 3 .
