All new trees shall be selected from the San Joaquin <br /> County Approved Tree List. At least 25 percent of <br /> all required trees shall have a minimum three-inch <br /> caliper trunk, if standard, and a minimum 1 1/2 inch <br /> caliper trunk, if multiple. Each caliper shall be <br /> measured 12 inches above the root ball . <br /> 5 . Plantings, excluding trees, shall extend no more <br /> than three feet above any street curb within 15 feet <br /> of a driveway or within 30 feet of a street <br /> intersection. <br /> 6 . The northern portion of the project site shall be <br /> planted in vegetative cover. <br /> 7 . The following landscaping is required in the open <br /> parking areas: <br /> a. A minimum of 5% of the area must be landscaped. <br /> b. One tree is required for each 10 parking <br /> stalls, or portion thereof. Trees must be <br /> selected from the County' s Approved Tree List. <br /> C. Planters which abut parking stalls shall be <br /> a minimum of 5-feet-wide. A minimum 18-inch- <br /> wide paved strip shall be added to the adjacent <br /> parking stall to allow access to and from <br /> vehicles. <br /> b. The gates at the entrances shall be set back a <br /> minimum of 25 feet from the property line along <br /> Welty Road. <br /> C. No outdoor storage is permitted. <br /> d. A trash enclosure shall be provided and designated <br /> on the Improvement Plan. The enclosure shall be <br /> designed to accommodate all trash receptacles and <br /> constructed on three sides with a solid wall and <br /> gated on the fourth side. <br /> e. A six-foot high solid fence or a five-foot-wide <br /> vegetative screen shall be located between the <br /> existing house and the paved access areas to the <br /> industrial use. <br />
