RIPARIAN HABITAT: Parallel to the Mokelumne River, a natural open space area for riparian <br /> habitat and waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of-waterway quality. The minimum width of said open space shall be one-hundred (100) <br /> feet, measured from the mean high water level of the natural bank or fifty (50) feet back from the <br /> existing riparian habitat, whichever is greater. Water-dependent uses may be permitted in this <br /> buffer. <br /> o. The mean high water level and the edge of the riparian habitat shall be shown on the Site Plan. <br /> The open space buffer required above shall be shown on the Site Plans with the following note: <br /> (1) Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this area is <br /> designated as a natural open space for riparian habitat and waterway protection. No <br /> development other than water dependent uses shall be permitted in this space. <br /> p. CULTURAL'RESOURCES: If, in the course of development, concentrations of prehistoric or <br /> historic-period materials are encountered, all work in the vicinity of the find shall halt until an <br /> archaeologist can evaluate the materials and make recommendations for further action. If human <br /> remains are;encountered, all work shall halt in the vicinity and the County Coroner shall be notified <br /> immediately.,;:At the same time, a qualified archaeologist shall be contacted to evaluate the finds. If <br /> k Human burials are found to be of Native American origin, steps shall be taken pursuant to Section <br /> 15064.5(e)of Guidelines for California Environmental Quality Act. <br /> q. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> f County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a Group U occupancy to a Group A/M/B/S <br /> occupancy (U.B.C. Section 3405). The structure must be brought into compliance with all <br /> current 4code provisions including structural, plumbing, mechanical, electrical, energy and <br /> disabled.access requirements. <br /> (2) Provide:restrooms conforming with all disabled access requirements (C.C.R., Title 24). <br /> (3) The Construction Site Plan shall indicate the following: <br /> (A) Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance(C.C.R.,Title 24). <br /> i (B) Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> k entrance or visible from each space (C.C.R., Title 24). <br /> (C) The slope of a parking space shall not exceed 114 inch per foot(C.C.R., Title 24). <br /> (D) Provide one van parking space. <br /> r. WINE TASTING HOURS: Wine tasting hours shall be from 10:00 a.m. to 6:00 p.m. on Saturday and <br /> Sunday by appointment only. <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Bill DuBois, 468-3000) <br /> a. Based upon the applicant changing the marketing plan to accommodate a total number of people at <br /> a maximum of 150 people for any event, the requirement for a traffic study is waived. In the event <br /> that events are held for more than 150 people, Public Works reserves the right to require that a traffic <br /> study be performed to determine the impacts and mitigation of the proposed project.
