shall deposit funds with the County for all costs, as estimated by the Public Works Transportation <br /> Planning Division, prior to Public Works preparing or contracting for the required study. <br /> (Development Title Section 9-1150.4) <br /> b. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> c. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards prior to issuance of the occupancy permit. Along the face of the existing concrete driveway, saw cut the <br /> existing road at the fog line and then remove the patch-back roadway to the face of the existing <br /> concrete driveway. (Development Title Section 9-1145.5) <br /> d. Remove all vegetation within the right-of-way at the snipe of the southeast corner of Mender Road <br /> and Peliter Road. <br /> e. Relocate the power pole that is within the right-of-way at the snipe of the northwest corner of Taddei <br /> Road and May Road to a new location approved by Public Works further to the northwest but still <br /> within the right-of-way at the snipe. <br /> f. The frontage improvements for the snipe at the northwest corner of Taddei Road and May Road <br /> shall be constructed in conformance with the standards for a minimum centerline radius Rural Road. <br /> g. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in 25-foot- <br /> wide rights-of-way from the centerlines of Taddei Road and Bender Road to the property across the <br /> parcel's frontages. A$706.00 fee currently is required for processing, per Development Title Table <br /> 9-240.2, in addition to a copy of the Grant Deed. The fee due will be based on the current fee <br /> schedule. (Development Title Section 9-1150.5) <br /> h. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of;building permit application. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutuion R-00-433) <br /> i. The Regional Transportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee is based on the current schedule. <br /> (Resolution R-06-38) <br /> j. The site is bisected by both FEMA and State of California Floodways and Flood Zones. The limits of <br /> these zones shall be delineated on the site plan and wet stamped by a licensed land surveyor or civil <br /> engineer. Structures are not permitted with the Floodways and Flood Zones unless a licensed land <br /> surveyor or civil engineer certifies that the finished floor elevation of all structures is one foot above <br /> the Base Flood Elevation (approximately 35 NGVD-1929). A copy of the Final Site Plan shall be <br /> submitted prior to the release of building permits. Grading, earth moving, construction, or paving in a <br /> Floodway or within 30 feet of the bank of the Mokelumne River shall meet the requirements <br /> Development Title Section 9-1605 16 and shall require a permit from the Central Valley Flood <br /> Protection Board and any other agency with jurisdiction on the site. (Development Title Sections 9- <br /> 1605.16 and 9-1605.17) <br /> k. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects.
