(Use Type: Wineries and Wine Cellars—Off-Site Wine Cellar) j <br /> The General Plan designation is General Agriculture (AIG) and the zoning is General <br /> 1 Agriculture, 40-acre minimum (AG-40). <br /> The project is located on the south side of Taddei Road at Bender Road, northwest of <br /> Lodi. j <br /> Off-Site Wine Cellar <br /> The site plan indicates one 2300 square foot building for wine tasting and wine storage <br /> q 9 9 9 <br /> and one 8580 square foot building for marketing events and special events. The <br /> marketing plan indicates a proposed wine storage capacity of 300 cases and a <br /> maximum of 24 marketing events that average 150 people per event. A visit to the site <br /> also indicates an outdoor seating area adjacent to the wine tasting room. There is no <br /> existing or proposed vineyard indicated on the site plan. However, the applicant has <br /> stated that an additional 10-acre parcel was purchased that contains a vineyard. <br /> An off-site wine cellar is a type of bonded wine premises that is located-on a parcel or <br /> parcels of land under-the same ownership with a vineyard and where wine made from <br /> the grapes of the vineyard(s) is stored. The stored wine is made at an off-site winery. <br /> An off-site wine cellar is always associated with a vineyard.
