A <br /> revised site-plan is needed that shows the vineyard. <br /> Marketing Events <br /> The marketing plan states that there will be up to 24 events per year that average 150 <br /> people per event. The events will be for the marketing and sales of wine to groups by <br /> appointment. <br /> A marketing event is a congregation of persons for the purpose of promoting the wine <br /> industry and marketing wine. Marketing events always include wine tasting and the sale <br /> of wine. Bottled wine from the associated vineyard(s) must be available for sale at all <br /> marketing events. <br /> The Public Works Department has indicated that a traffic study is needed if there will be <br /> marketing events that will have over 150 attendees. Therefore, a traffic study will be <br /> required unless the marketing plan can be modified so that the events are a maximum of <br /> 150 people per event. <br /> Neighborhood Opposition <br /> The Community Development Department has received two letters of opposition to the <br /> project. The fetters express concerns regarding allowing weddings in an agricultural <br /> zone, traffic, and noise. <br /> The first letter states, in part: <br /> We cannot accommodate a "Wine and Roses" type of facility on these roads. A <br /> granting of this permission would be walking a fine line as to false pretenses of <br /> obtaining a permit. This private residence has already undergone the <br /> transformation needed to hold special events. The physical structure for the wine <br /> tasting room in already established and there have recently been several large <br /> wedding functions held at this home. None of the wedding parties were related to <br /> the property owner. The events (one complete with a fireworks show after 10:00 <br /> p.m.) were noisy and disruptive to the neighboring residences. <br /> • This application is for an off-site wine cellar that will have marketing events. <br /> Marketing events can take many forms, but they all must promote wine and <br /> have wine from the associated vineyard for sale. Marketing events may have <br /> either indoor or outdoor amplified sound. There will be a condition of approval <br /> that states that marketing events must end by 10:00 p.m. Fireworks are not <br /> part of this permit. <br /> 2 <br />
