This zoning designation "is established to preserve agricultural lands for the <br /> continuation of commercial agricultural enterprises." <br /> 1.1.2 Proposed Development <br /> The Site's proposed development is to convert two (2) agricultural buildings into a banquet hall <br /> and wine tasting room. <br /> 1.1.3 Site Vicinity <br /> A site vicinity map is included in the appendix of this report as Plate 2. <br /> C� <br /> 1.1.4 Site Man <br /> A site map is included in the appendix of this report as Plate 1. <br /> 1.2 Present and Past Uses of the Site <br /> 1.2.1 Past and Present Site Use <br /> According to the property owner the property has and is currently being used as an orchard and <br /> vineyard. A residence currently exists on the Site, as well as several surrounding out-buildings. <br /> 1.3 Existing and Proposed Septic Tank Usage <br /> 1.3.1 Existing On-Site Septic Tank Usage <br /> According to Kent Raverty there are three (3) existing septic systems on Site. No permits were <br /> found during a recent file review at the EHD. <br /> 1.3.2 On-Site Septic Permit HistM <br /> No on-site septic permits were found for the Site during a recent file review at the EHD. <br /> E 1.3.3 On-Site Septic Repair Permit History <br /> I <br /> No on-site septic repair permits were found for the Site during a recent file review at the EHD. <br /> 1.3.4 Existing Septic Tank Usage in the Vicini <br /> In an attempt.to determine the septic system density for the vicinity of the Site, our office <br /> reviewed a recent aerial photograph of the subject property available from GoogleEarthT"'. We <br /> counted the building clusters within one square mile of the Site, and made the assumption that <br /> each building cluster has one septic system.
