This was pulled from the June 5th version of the applicant's website. Their award winning wine <br /> is not once mentioned in coordination with any of the above advertised events. A tour of the <br /> facility perhaps, but it appears the wine has taken the back seat. Furthermore, the suite that is <br /> mentioned, is that being used as a hotel room? And lastly, it appears that this winery is in the <br /> catering business too. Seems to be a bit of a stretch in upholding an ordinance that is supposed <br /> to have marketing events that are subordinate to the overall winery functions. <br /> We would respectfully request that the Community Development Department and the Planning <br /> Commission place as a Condition of Approval for this application to limit the all storage <br /> buildings to wine production and storage only. If the intent of these buildings is for the <br /> expansion of their wine making operations, we believe this should be of no concern to the <br /> applicant. <br /> Farm Bureau supports a winery first approach and supports the needs of wineries to <br /> conduct important normal activities like wine club events. This application appears to shift the <br /> emphasis from wine production to event production. To add to this inconsistency with the <br /> County's Winery Ordinance where events are supposed to be clearly subordinate, the facility is <br /> asking the County to permit these facilities that have already been illegally built. The Farm <br /> Bureau will not support the "back track" permitting for any facility, and would urge the <br /> Planning Commission to do the following: <br /> 1. Deny the current application for site approval as written. <br /> 2. Bring the existing and built out facilities that are unpermitted into compliance <br /> if they can achieve the proper building permits, but deny a Planning Permit for <br /> use of these facilities for any activity other than wine production. <br /> 3. As a Condition of Approval, do not allow the applicant to re-file for a site <br /> approval for the use of the commercial kitchen and wine garden/amphitheater <br /> facilities for a period of no less than one year from the date of approval. <br /> 4. As a Condition of Approval, do not allow for the increased number of <br /> attendees for a period of no less than one year from the date of approval. <br /> 5. As a Condition of Approval, allow permitting for the Phase 1- 1,600 square foot <br /> storage building and 336 square foot wine storage building; and Phase-2 <br /> construction of a 1,200 case storage building. All of these with the Condition <br /> of Approval that marketing events cannot be held within these buildings and <br /> they must be used exclusively for the storage and production of wine. <br /> 6. We would request that a full analysis be completed to determine the <br /> compatibility of the proposed amphitheater for open-air concerts in the <br /> agricultural zone and specifically on this property. <br />
